E Hw Grant City, MO 64456

Listing details for E Hw, Grant City, MO 64456 : Hunting farms on the Iowa border are among the most coveted for Missouri’s whitetail deer hunters, and for good reason! This top-shelf tract features nearly 100 wooded acres that includes hardwood timber along the creek bottoms, brushy sidehills, and dense cedar thickets. There are some marketable hardwood trees, including walnuts, and a project is underway to harvest some of the mature hedge trees in select areas. If you’ve seen the aerial, then you already know that the wooded areas of this farm hold the key bedding habitat for deer that feed in neighboring crop fields. The balance of the property is over 70 acres of open grassland, with quality soils, that has been used for hay production. This hay ground could provide income to a new owner, while some of the ridgetops could possibly be converted to row crop. Best of all, the open grassland presents a tremendous blank slate for developing hunting habitat. Small pockets could become ambush plots, native warm season grasses could be planted to provide screening, and large open areas could be planted to create giant destination food sources. Multiple water holes, including a nice pond in the timber, round out the habitat and the outdoor sporting experience. To ice the cake, access is outstanding with road frontage on 3 sides, including blacktop on the south end, and build sites with utilities are available. With turkeys, upland birds, small game, a nice pond, and everything you need to create the ultimate whitetail paradise, you really could have it all on this 1 farm!
