This is Tract 5 of the five tracts being offered and it consists of 80.27± total acres with 78.63 ± cropland acres. The Properties will be offered in five (5) individual tracts, in numerical order beginning with Tract 1 and continuing through Tract 5. Each tract will be offered separately. Tracts will not be combined, and bidding will not be reopened or revisited once a tract has closed. Bidding on Tract 1 is scheduled to end at 10:30AM. Bidding will be conducted exclusively online in numerical order, beginning with Tract 1 and continuing through Tract 5. A ten (10) minute recess will occur between the close of one tract and the start of bidding on the next. Bidding will be conducted on a per-acre basis using the total number of acres noted on the brochure. A ten percent (10%) buyer's premium will be added to the final bid price. To determine the purchase price reflected in the contract, take the high bid amount, add the 10% buyer's premium, and multiply that total by the number of acres purchased. Seller's mineral interest transfers with the sale. This tract lies within the Cunningham Underground Gas Storage Field, owned and operated by Northern Natural Gas Company ("NNG"). NNG owns specific underground formations — the Viola and Simpson formations — in which it injects and stores natural gas. Oil and gas development within the storage field is restricted to formations above and below the Viola and Simpson formations. There is no current income from oil and gas. Buyers shall conduct their own due diligence on the mineral rights in this area. The auction is subject to Seller confirmation, with the Seller reserving the right to accept or reject any and all bids. At the conclusion of the auction, all high bids will be presented to the Seller for final confirmation. The successful bidder must immediately execute the provided auction purchase contract and deposit non-refundable earnest money equal to ten percent (10%) of the total purchase price within the time specified in the contract. All tracts shall close within thirty (30) days of auction. The sale is not contingent on financing, appraisal, or inspection. The properties are being sold in their current "Where Is, As Is" condition, without any warranties. All measurements and details are approximate and non-binding.
